This is wildly unrealistic. 2) The site certainly is historic: it was Levi Morton's magnificent estate called Ellerslie, one of the area's finest. 3) No to incentive zoning! It makes a joke of the whole process and concept of zoning regulations.

Do you know how many people will need to have an affordable place to live in a couple of years? The Thompson House will not be enough. And then this people they lived here all their lives are forced to move. Please sit back and think for a while.... white acres will pay at least 50 percent of our school taxes. People we keep in Rhinebeck will shop. Our shops and restaurants need people to come in.
Do you want to live in a ZOO ? - where " poor" or " middle class" people" are watching the rich people in Rhinebeck, by coming up for the weekend? What does more traffic really do for Rhinebeck? Everyone will get something out of it... Restaurants, Bars, Shops, Spas.
The Village just approved a 83 bedroom hotel with Spa and big fancy restaurant. Who will use that, if nobody cant afford to live here anymore, because of the high taxes? The day will come and all what you need your money for will be taxes and money for the the daily "survival".
I thought when the Democrates won the election in Rhinebeck,lets see what they can do for the village. Convince me.... Well until know I see that development and the village let willing to grow, because thats what is economy all about... not standing still or waiting that something else will be or could be happend. We have a nice piece of historical land right here, not even in the middle of the village, and by the way not only one road goes to white acres, where our senior citizen would have a nice space to live and walk and enjoy eachother and are able to stay the town/village they grow up in.
Please, Rhinebeck wake up.Do not make the mistake and not approve it, because you do not like the person who planes it and/or heard a lot of ghossip about him/them. It does not matter who builts, as long it will get built and we all profit from it.

The double-page White Acres ad in the latest Gazette Advertiser is exactly what we might expect from a land developer. It accuses the Comprehensive Plan of turning Rhinebeck into a community for millionaires, but it fails to remind readers that the goal of White Acres executives is to become millionaires by carving up our land. Unlike the criminal justice system, when a business wants to change laws to benefit itself, I consider that business guilty until proven innocent. Guilty of greed, exaggeration and self serving rhetoric, to be exact. As other nearby townships remind us, architecturally offensive, obtrusive, bloated and poorly executed housing developments out-of-character with their historical surroundings abound. White Acres’ claim to know what residents want rings hollow. We want the Comprehensive Plan, which was forged through a long and collective process. Regardless of whatever divisive, hysterical labels White Acres uses to describe our plan, they should save their money and energy and search for a community with standards favorable to their real goals.

I was appalled to read a two page “Open Letter’ to the residents of Rhinebeck in the Rhinebeck Gazette from a Mr. Jacob Frydman of White Acre Equities, LLC. A quick google of both Mr. Frydman and his company displayed a very unpleasant past and history. The Town of Rhinebeck residents should be forewarned that in my opinion, based on what I read, this individual is only concerned about lining his own millionaire’s pocket. Mr. Frydman is not truly concerned about low-income housing, senior citizens or the Holy Cross School property In Rhinebeck. Mr. Frydman, in my opinion has stated that Rhinebeck’s proposed Zoning Plan of 6, 10 or 20 acre building lots are exclusionary and favors only millionaires. Since when has millionaire status become something to be ashamed of and shunned? Shall only Mr. Frydman become a millionaire by building and possibly destroying the beauty of Rhinebeck? Such reverse discrimination is abhorrent. The residents of Rhinebeck are neither small town minded people nor are they stupid. Rhinebeck residents are extremely well educated, savvy and on the ball. Mr. Frydman should be advised that his fright tactics, bullying and fear mongering will not go far in the Town Of Rhinebeck.

I applaud Sally Mazzarella for her many years of true dedication to the Town Of Rhinebeck. Ms. Mazzarella has made Rhinebeck what it is today. I implore Steven Block and the Committee to hold firm and not be swayed by some intimidator (in my opinion) who browbeats and swaggers into our town.
